IENA is concept #1 for a mixed-use building located on NE 2nd avenue between NE 28th & 29th Street in the Wynwood Art District with direct axis to downtown Miami to the south and midtown to the north. This concept is to creatively maximize the sq.ft. allowed by Miami zoning code. The building boasts retail space on the street level and a mix of residential, business, restaurants and more retail on levels 2-10. Six two-story penthouse units finish out the top two levels and include rooftop pool decks, amenities and private spas.

Solving the usual issue of parking in an urban area, Siena has incorporated into it an automated parking system that allows greater parking capacity with less sq.ft. compared with traditional parking systems. View from ne 28th street showing the eight story live-work space to the east and the twelve story mixed-use building to the west with the vertical automated parking system nestled between and also reflects the different zoning areas and height limitations this property spans.

The view looking down on the twelve story portion shows that the center is open and creates the opportunity for natural light to enter the building from all sides while the rooftop deck is separated into a grand pool and lounge area, located above the automated parking structure, and private rooftop spas and landscaping for the penthouses. On the back of the building facing 28th street is graffiti fit for the Wynwood Art District. This is a temporary installation as the property abutting this site would eventually grow to hide the mural. Depicted here by local artist, Nic “Draw” Ward, is a remnant of a statue of a Buddha being brought up through a tree as it grows. A fitting representation of this area once fallen and now growing again through the roots of this neighborhood.
