RBANE is concept #2 for a mixed-use building located on NE 2nd avenue between NE 28th & 29th Street in the Wynwood Art District with direct axis to Downtown Miami to the South and Midtown to the North. In this concept, the objective is to create a three story building to fit in without overshadowing the current building heights of this neighborhood. This scheme also incorporates the existing building on the corner of NE 2nd Avenue and NE 28th street to create a landscaped courtyard plaza. Urbane provides retail or dining space on the ground level and live-work spaces on the second and third level loft units. The rooftop deck provides ample lounge space under the sunscreens.

The sliding of the two similar buildings reflect the existing site lot configuration and is used to maximize the surface parking along the building’s length. The shifting design with the forward leaning front edges also evokes the motion of one building passing another. Because of the importance to maximize parking along the length of the buildings coupled with the desire to also maximize the building square footage, the upper levels extend over the surface parking. Not only does the overhanging second and third level loft live-work spaces increase the square footage, it creates another opportunity to add dynamic motion. As the buildings move forward, one slipping past the, they also extend out perpendicularly along a gentle curve.
